Job Summary The Director, Global Facilities and Real Estate, leads the department in providing professional, timely, high-quality technical support and services to IEEE global staff, members, and volunteers.
Based in the New Jersey Operations Center, the Director is responsible for financial and operational control of domestic offices in New Jersey (501 Hoes Lane and 445 Hoes Lane locations), New York (3 Park Avenue), and Washington DC (2001 L Street); and directional responsibility over property and equipment for facilities in California (Los Alamitos), Singapore, Japan (Tokyo), India (Bangalore), Austria (Vienna), and two locations in China (Beijing & Shenzhen).
As the Executive Director's designee, this role has directional responsibility over all property, equipment, and assets owned and used by the IEEE and for providing support, assistance, and oversight to its offices.
The incumbent in this role effectively manages the IEEE safety and security program for all locations, including Office of Homeland Security protective measures and Active Shooter protocols, OSHA (Occupational Health and Safety Administration), and ADA (Americans with Disabilities Act). This role provides strategy and benchmarking for decisions regarding space planning, real estate management, and the commercial lease portfolio, while also serving as the community liaison in Piscataway, New Jersey.
This position reports directly to the Chief Human Resources and Facilities Officer and manages (6) direct reports, a local staff of (20), and dotted line responsibility to (6) others responsible for office services.
Key Responsibilities
Directs, develops, and mentors facilities staff
Oversees functioning and maintenance of physical plant and infrastructure of IEEE offices, domestic and international
Manages IEEE Safety and Security Program by establishing, reviewing, and inspecting office operating procedures and standards for all locations, including compliance with federal, state and local building codes and requirements
Manages new property searches based on IEEE real estate requirements for US and international markets; handles broker engagement, lease negotiations, and lease development with IEEE Legal; manages openings of new office locations through coordination of design, sourcing, contractors
Directional responsibility over all property and equipment owned and leased by IEEE
Provides operational and strategic planning for real estate portfolio and benchmarking for space planning decisions
Oversees construction and renovation projects across IEEE-owned and leased properties, including planning, budgeting, contractor selection, permitting, and execution. Ensures compliance with applicable building codes, safety regulations, and IEEE standards
Develops and manages departmental budgets across four office locations NJ (2), NY, DC
Builds and maintains relationships with landlord, communities, and leasing agents
Serves as Community Liaison in Piscataway, NJ representing IEEE in dealings with municipal government, business organizations, charitable events and programs, etc
Supports ad-hoc committees involving facilities as required
Serves as Incident Commander for emergency events; including fire, power outages, weather; including setting incident objectives, priorities, establishing tactics for action plans, and directing operational resources
Oversees security services for all IEEE-owned buildings, ensuring robust protocols are in place for access control, emergency response, incident management, and compliance with safety regulations. Coordinates with external security providers and internal safety teams to maintain secure, safe, and welcoming environments across all locations
Participates/contributes to Risk Management, Business Continuity Planning, and Disaster Recovery Teams typically as first point of contact reporting to the respective teams according to emergency type
Manages 400kw rooftop solar voltaic power system under a third party power purchase agreement (PPA), including electricity purchase and maintenance
Directs energy brokerage firm to analyze usage and conduct competitive bidding process across electrical providers
Manages corporate wireless device program consisting of over 800 lines
Directly manages the cafeteria operations at 445 Hoes Lane, including vendor relationships, service quality, health and safety compliance, and alignment with employee wellness initiatives

Work Experience
10-15 years building operations management. This experience should include leased commercial buildings, corporately owned facilities, or hotel/health care environments. Req
Additional experience in customer service related industries, and commercial leasing Pref
Demonstrated experience in managing construction and renovation projects for corporately owned and leased facilities, including planning, budgeting, contractor oversight, permitting, and execution. Req
Licenses and Certifications
Individuals who have completed programs or who have been certified by industry organizations such as BOMA (Building Owners and Managers Association), IFMA (International Facility Management Association, IREM (Institute of Real Estate Management), AHMA (American Hotel and Motel Association), ASIS (American Society of Industrial Security) Pref
Skills and Requirements
Must be a technologically savvy knowledge worker who seeks out technology solutions to business challenges. Specific technology knowledge and experience needed to produce the desired outcomes include the following: Microsoft Office (particularly Excel, Word and Power Point), Microsoft Project, Oracle Financials, and CAD/CAD Light; Familiarity with access and HVAC control systems such as Johnson, Honeywell, and Wheelock is very helpful.
Must possess strong and effective verbal communication skills and be able to articulate pertinent business issues and concepts to volunteers and all staff levels as well as communicate with business professionals for whom English is a second language
Excellent presentation skills are essential. Typical audience size is 20 people but can be larger
Must possess strong written communication skills in order to prepare reports, recommendations and requests for action that will be addressed to the IEEE Board, Senior Volunteers and Staff Leadership. His or her written communications will include real estate planning and proposals, project status reports, daily e-mail correspondence, and employee evaluations for his/her direct reports
Must be able to comprehend and interpret real estate lease documents, vendor contracts, and regulatory code documents as well asl OSHA, federal, state, local building codes and requirements, and safety, security and environmental journals
